Just downloaded Vassel and mods of some of my games. Since i have not played any games yet I have one question. Do you have to have the board game set up to play a game since my space is limited?
No, VASSAL will display a virtual representation of everything you need to play (although you may need your own copy of the rules, depending on the module).

No, you don’t need the physical board game. VASSAL shows everything on the screen for you to play. Just make sure you have the game rules if the module doesn’t include them.
